About appliance service in Northridge

Northridge is a mix of mid-century houses and apartment buildings. Census estimates for ZIP codes 91324 and 91325 (ACS 2020–2024) put the median home's construction year at 1970, with roughly 46% of housing built between 1950 and 1969 and about four in ten homes in buildings of ten or more units. Fewer than half of homes are owner-occupied, and close to two-thirds are heated with utility gas. CSUN alone enrolled nearly 37,000 students in Fall 2025 with about 3,500 on-campus beds, so a lot of Northridge laundry runs in rentals and shared laundry rooms.

Laundry that runs all day: washers and dryers in Northridge

A washer in a Northridge duplex or a shared apartment laundry room can see several households’ loads in a day. That kind of use wears the parts that move water and air: inlet valves, drain pumps, door locks, belts, dryer rollers and thermal fuses. We repair washers and dryers of all major brands here, in both single-family homes and rental units.

Laundry problems we diagnose in Northridge:

  • Washer fills slowly or only on one temperature. Often a supply, screen or inlet-valve problem.
  • Washer will not drain or stops mid-cycle. See our guide to a washer that is not draining for the safe checks before you call.
  • Dryer runs but stays cold. Our dryer not heating guide covers the usual gas and electric causes.
  • Error code on the display. Look it up in our appliance error code library and tell us the code when you book.

Repair example: a Maytag washer with weak cold-water flow

We pulled this job from Epic Star’s own repair records to illustrate a weak cold-water fill; we make no claim that it took place in Northridge.

The Maytag washer showed a low water flow error. In the washer’s diagnostic mode, the cold water came in poorly. The water inlet valve was replaced, and the washer works normally again. The photo and the checks Maytag recommends for this error are in our Maytag low water flow case study.

The point for Northridge owners: the same symptom can come from a half-closed supply valve or a screen packed with sediment, and those cost far less than a valve. That is why we diagnose before we quote.

A blower motor that quit on long runs

This one took more than one visit. A system here in Northridge ran fine every time we were there. We replaced the thermostat and added refrigerant, but the customer kept telling us it stopped after we left. It turned out it shut down only after running for a long time. The old blower motor was packed with dust, so on long runs it overheated, its thermal protection tripped and the cooling stopped. A new blower motor fixed it. Our dusty blower motor case study also shows a clogged air-handler filter from another Northridge job, and why it pays to change filters more often.

Hard water and your laundry

LADWP lists Northridge among its San Fernando Valley water communities, supplied by the Los Angeles Aqueduct, local groundwater and imported State Water Project water. In its 2025 report, the three Valley source plants averaged about 103 to 140 mg/L of total hardness; the report does not tie a specific plant to Northridge. Its earlier Valley-wide average was 8.6 grains per gallon (2022 data), and LADWP calls anything above 7 grains hard.

LADWP is also clear that this water is safe without softening. For appliances, though, minerals collect in washer inlet screens, dishwasher spray arms and ice makers. If your washer has slowly lost fill speed over months, mention it — a clogged screen is a quick check.

Renting near CSUN: who books and approves the repair

Cal State Northridge enrolled nearly 37,000 students in Fall 2025 and has about 3,500 on-campus beds, so many students and staff rent in the surrounding blocks. If you rent, check with your landlord before you book. Tell us at booking:

  1. Who approves the quote — tenant, owner or property manager.
  2. How the technician reaches the unit, garage or laundry room, including gate or lockbox details.
  3. The brand and model number from the label, if you can read it.

Owners and managers with several units can also use our property management service.

Gas appliances and water heaters in mid-century homes

Census estimates for Northridge’s two main ZIP codes show that close to two-thirds of homes heat with utility gas and that the typical home was built around 1970. Many homes have gas service, so gas dryers and water heaters are likely. We repair water heaters as well as gas and electric dryers.

The 1994 Northridge earthquake (magnitude 6.7, centered in Northridge on January 17, 1994) is the reason California’s water-heater strapping rule matters here. State law requires residential water heaters to be braced, anchored or strapped against earthquake motion. If we are servicing a water heater and the strapping is missing or loose, we will tell you.

Dryer exhaust is the other mid-century issue. Long or crushed vent runs make a dryer run hot and slow. Our dryer lint and fire prevention guide explains what to clean yourself.

Kitchen appliances too

We also repair refrigerators, dishwashers, ovens and ranges in Northridge.

Cost, warranty and scheduling

The diagnostic visit costs $85. You get the diagnosis and a quote before any work starts, and the $85 is credited toward the repair if you approve it. Completed repairs include a 30-day labor warranty and a 90-day warranty on installed parts. We confirm the appointment by phone rather than promising an arrival time in advance.

Nearby, we also serve Granada Hills, Porter Ranch, Chatsworth and Winnetka.

Frequently asked questions

  • Do you repair washers and dryers in Northridge apartments near CSUN?

Yes. We repair washers and dryers in Northridge houses, condos and apartment units, including rentals near CSUN. Before the visit, tell us who will approve the quote — the tenant, the owner, or a property manager — and how the technician gets into the unit or laundry room. That keeps the diagnosis, quote and approval moving without a second trip.

  • My Maytag washer fills slowly with cold water. Is it the inlet valve?

Sometimes, but not always. A weak cold fill can come from a partly closed supply valve, a kinked hose, a clogged inlet screen, or a failing inlet valve. We check the supply first, then the valve and controls. In one Epic Star repair, a Maytag showed a low water flow error, the cold water came in poorly in diagnostic mode, and a new inlet valve brought normal fill back.

  • Is Northridge tap water hard enough to affect appliances?

It can be. LADWP lists Northridge among its San Fernando Valley communities, served by a blend of aqueduct water, local groundwater and imported State Water Project water. LADWP's published Valley average was 8.6 grains per gallon in 2022, and it rates anything above 7 as hard. That mineral load shows up as scale in washer inlet screens, dishwashers and ice makers.

  • Do you work on gas dryers and water heaters in older Northridge homes?

Yes. Many Northridge homes date from the 1950s and 1960s, and most have gas service, so gas dryers and gas water heaters are likely. We diagnose and repair both. California law also requires residential water heaters to be braced or strapped against earthquake motion, so we point out a missing or loose strap when we see one.

  • How much does an appliance repair visit cost in Northridge?

The diagnostic visit is $85. The technician finds the cause and gives you a quote before any repair work starts. If you approve the repair, the $85 is credited toward it. Completed repairs carry a 30-day labor warranty and a 90-day warranty on parts we install. Scheduling is confirmed by phone at (213) 205-2055.

  • Do you also cover Granada Hills, Porter Ranch and Chatsworth?

Yes. Northridge sits between several areas we serve, including Granada Hills to the north, Porter Ranch to the northwest, Chatsworth to the west and Winnetka to the southwest. The same $85 diagnostic visit and the same warranty terms apply in each of them.
