The customer complained about a musty smell. With the front panel off, we found mold in the drain pan.

The complaint: a mini-split that smelled musty
On October 1, 2026, a customer in Granada Hills told us their Daikin wall-mounted mini-split smelled musty. There were two indoor units on the job, and we cleaned both.
First, the front panel came off.
Mold or dust? What was inside the unit
The blower wheel, the long drum-shaped fan behind the louvers, looked black. That turned out to be dried dust and dirt, not mold.
The mold was lower down, in the drain pan.

That’s the spot to look at. When a mini-split cools, the coil pulls moisture out of the room air. Water drips off the coil into the drain pan and runs out through the drain line. The pan stays wet while the unit runs, and air moves right past it, so a musty smell from the pan ends up in the room.
Why clean filters don’t fix it
The filters sit in front of the coil and catch dust from the room. They don’t touch the drain pan, which sits under the coil and stays out of sight until the front comes off.
How we cleaned it
A bag catches the mess
We hung a cleaning bag under the unit first. It has a pocket at the bottom, and a hose runs from that pocket down to a bucket, so the dirty water goes into the bucket instead of down the wall.
Foam on the coil
Next, foaming coil cleaner went over the whole coil, with a second pass up top. The foam works between the fins and lifts the dirt. We let it sit, and the dirty foam was already dripping into the bag.

The rinse
Then we rinsed with a sprayer, back and forth across the coil until the foam was gone. After the coil, we rinsed up from underneath into the blower wheel.

All of it drained through the pocket, down the hose and into the bucket. You can see in the video how dark that water was.

After the rinse
The drain pan was clean. On the blower wheel, the blades came out clean too, with a few drops of rinse water on them.
A pan tablet, placed the way the instructions say
On the second unit, we put a Pan-Treat tablet in the drain pan. These tablets are for the condensate pan and the drain line. The instructions say to keep the tablet away from the drain hole, so it went on the far side of the pan.

We washed the filters and covers as well, then reassembled the second unit.
When to book a mini-split cleaning
If your mini-split smells musty when it kicks on, or you can see black buildup behind the louvers, the filters probably aren’t the whole story. A cleaning like this one gets to the coil, the blower wheel and the drain pan.

FAQ
What made this mini-split smell musty?
On this Daikin, the likely source was the mold in the drain pan, where water from the coil collects. That pan stays wet, and air moves right past it. As for the black on the blower wheel, that was dried dust and dirt, not mold.
Is the black on a mini-split blower wheel mold?
Not on this unit. With the front panel off, it looked black, but it was dried dust and dirt, and the mold was in the drain pan.
Will washing the filters get rid of a musty smell?
Not when the smell comes from the drain pan. Clean filters help with dust, but they don't reach the pan. On this unit, the mold was in the pan, under the coil.
How do you clean a wall-mounted mini-split without making a mess?
We hang a cleaning bag under the unit. It has a pocket at the bottom with a hose running to a bucket, so the foam and the rinse water drain into the bucket instead of down the wall.
What are drain pan tablets for?
The ones we used, Pan-Treat, are for the condensate pan and the drain line. Follow the instructions: they say to keep the tablet away from the drain hole, so we placed it on the far side of the pan.
