About appliance service in San Fernando

San Fernando is its own city, incorporated in 1911 and about 2.42 square miles in size, with its own city government inside the Valley. It also has its own water: the city's 2025 water quality report says supply comes from local wells in the Sylmar groundwater basin, with an emergency connection to the Metropolitan Water District. That water measured 190 ppm of total hardness in 2025. The homes are old by Los Angeles standards — Census estimates (ACS 2020–2024) put the median build year at 1956, about one home in five was built before 1940, and roughly 73% are detached houses.

A city with its own water — and hard water at that

The City of San Fernando kept its independence because of water. The LA County Library’s local history notes that the city’s independent water supply allowed it to stay autonomous and incorporate in 1911, while neighboring Valley communities were later annexed by Los Angeles. More than a century later, the city still pumps from local wells in the Sylmar basin.

The city’s 2025 water quality report lists total hardness of 190 ppm and calcium of 68 ppm. The report says plainly that hard water can cause scale buildup in pipes, appliances and fixtures, and that hardness is a quality issue rather than a safety concern. For appliances, it means:

Repair example: Bosch dishwasher that drained slowly

The Bosch was taking too long to drain and showed an error. The technician found glass and debris obstructing the drain path and cleared it. The drain pump was found to be working and was not replaced. Our Bosch drain error case study shows what came out of the drain.

That outcome is worth remembering: a slow drain does not automatically mean a new pump. If the display shows a drain code, look up Bosch E24 first. And if a glass broke inside the dishwasher, do not feed your hand into the sump — let a technician remove the pieces.

  • Laundry spaces sized for older, smaller machines, so a modern washer or dryer may be tight against the wall and its vent or hoses kinked.
  • Kitchens with few outlets, where a refrigerator shares a circuit with other loads.

A mini-split that didn’t cool for the new owners
